Commercial structures and homes can have leaks caused by faulty chimneys. At Altex Roofing, we are serious about helping our customers eliminate water problems no matter what the cause is. Chimneys, like windows, can be the source of water leaks. They are susceptible to damage from the elements – rain, snow and even high winds can cause serious damage which will lead to leaks.
These types of chimneys, usually called “masonry chimneys,” are held together with mortar to bond them together and prevent water leakage. Most mortar is extremely porous and can fail or even wear away with age.
Missing or damaged mortar must be removed and replaced with new material in a process called “pointing.” That simply means that new mortar is inserted between the bricks, block or stone in order to form a solid bond and keep; water from getting in.
If the chimney is covered with stucco, that must be repaired or replaced for both waterproofing and aesthetic purposes.
The term “flue” refers to the passage inside a chimney that channels smoke, gases or other combustion products up and out to the outdoors. Sometimes the top of the flue (known as the crown) is cracked. If it is, it is must be rebuilt or a special insert (usually stainless steel)( must be installed.
The flue has to have a cap to stop rain and snow from getting and causing problems. The chimney cap (usually stainless steel ) must be solidly in place to act like an umbrella as well as to keep debris out and prevent animals from building nests and blocking the flue.
Pre-fab chimneys (usually built of steel) don’t have as many leaking issues as masonry ones. In most cases, the leaking issue on a prefabricated chimney will be due to a rusted or pitted damaged chase cover (an elevated metal “tent” over the flue.” Replacement covers are simple to install and fix the issue.
Flashing is a metal or composite material designed to keep water out of the area where the chimney meets the roof. Worn, corroded or poorly installed flashing around a chimney lets water will find its way in and cause leaks.
